Hoi Hup Realty and Sunway Developments have been awarded the Terra Hill (former Flynn Park Condo) through offering a bid of the sum of $371million. The price is cost of the land at $1,355 a square foot per plot ratio (psf for plot proportion). If that the 7% bonuses for balconies were added to GFA which is GFA would become the gross floor area (GFA) is the result. This will translate to a land rate that would be $1,318 per square foot. This amount includes development cost of approximately $24 million. This would boost the ratio for that plot to 1.4 in the URA Master Plan 2019. The additional development cost of $16 million will be incurred for that 7.7% reward GFA.
